Denver Colorado Real Estate

Denver, Colorado, located exactly one mile above sea level at the confluence of the South Platte River and Cherry Creek, is a young and energetic town where the citizens value their role as Gateway to the Rockies, and enjoy all the recreational opportunities which the location provides.  Denver recreation tends to lean toward outdoor activities, such as skiing, hiking, hunting and fishing; but Denver entertainment includes the arts, music, and theater at world-class level.

Denver is a busy city economically and as a transportation hub for the entire Rocky Mountain region. The combined metropolitan area of Denver/Aurora has a combined population of nearly 2.5 million people.  Denver International Airport is the sixth busiest airport in the world.  With all the comings and goings, you’d think that Denverites would be too busy to welcome newcomers, but those who move to Denver soon find that this is one of the country’s friendliest cities.

The Denver real estate market isn’t booming as it was during the early part of the millennium, but that makes it an even better choice for purchasing Denver homes. Real estate in Denver, Colorado is definitely a buyer’s market.  Due to the high rate of home foreclosures in the metro Denver real estate market, buyers from out of town are choosing to relocate to the Denver area in order to take advantage of the great prices as well as the other amenities. Denver, Co. real estate market over-all may still represent one of the best bargains for both buyers and sellers.  While the prices currently are continuing to slide, sellers can still use creative financing techniques to market their houses successfully. Denver homes for sale can be found in all price ranges; however more than one third of the current listings are within the $100,000-$200,000 price range.  Listing prices for Denver new homes are holding steady, although good interest rates make a new home a good deal for the new homeowners.

Nearby communities and suburban areas to metro Denver provide additional opportunities for those relocating to Denver.  These smaller quieter areas that are more suburban in nature still have great access to all the amenities of the urban area and they may be closer to the recreational opportunities of the outdoors.

At nearly 300,000 residents, Aurora is hardly a rural area, yet it’s made up of a number of small neighborhoods which provide the friendliness that Colorado is noted for.  Cultural, recreational and sports activities abound.  Aurora has been named Sportstown USA in 2004 by Sports Illustrated Magazine for its active involvement in and promotion of sports.  Real estate opportunities in Aurora are expected to grow along with the population.
